Introduction:

101 Old Hall Street Office Development is a nine storey office block with two levels of car parking. Commencing in 2002 the development was part of three projects including the Radisson Hotel and Beetham Tower that were constructed simultaneously by Carillion Building and serviced by A&B Engineering.

Mechanical:

Each floor was fully fitted out with fan coil unit conditioned ventilation systems served from a central rooftop plantroom, incorporating LTHW gas fired boilers, air handling and chilled water units, all controlled from a centrally monitored BMS.

The building was also furnished with full public health drainage and rainwater installation, domestic hot and cold water distribution feeding a central WC facility to all floors, a fully functioning kitchen and restaurant and natural gas installation.

Electrical:

The electrical installation at "101" included the provision of two number 1MVA cast resin transformers to accommodate the proposed load requirements within the new office complex.In order to maintain essential supplies and services back up generators where also installed with fully monitored mains failure and auto changeover mechanism to ensure smooth transmission of supply should it be required.General office lighting was controlled by local PIR detection, and the added facility of daylight dimming to maximise energy efficiency.

A full security package was also installed including a fully addressable fire alarm integrated with the PA installation to activate the voice controlled alert and evacuation protocol. Overall control of the security installation was linked with the BMS site network to give coordinated access from within the reception area.
