Introduction:
The project is sub divided into two separate buildings the first type is a hybrid building containing 8 production and office areas, whilst the second type is an air conditioned building containing 7 office spaces of various areas. Each hybrid or office is independently serviced and have separate connections from the utility companies.
Mechanical:
The heating installation to the hybrid areas is from a wall mounted gas fired combination balanced flue boiler which is connected to a series of standard radiators. The heating distribution is via a single zone two pipe system serving a number of standard radiators, each radiator will be complete with BOE connections and thermostatic radiator valves on the flow. The hot water to the building is provided via the combination boiler with distribution pipework to all sanitary appliances. The toilet extract fans are surface mounted units with ductwork, in the ceiling void, connecting to a louvre positioned in the external wall at the rear building. The fan is operated from the light switch complete with adjustable run on timer.

The hot water to the building is provided via indirect unvented calorifier with distribution pipework to all sanitary appliances. The toilet extract fan system is a communal system with ductwork, in the ceiling void, connecting to a louvre positioned in the external wall at the rear building. The twinfan is operated from a local controller.
The comfort cooling system comprises of single split type air conditioning units to serve each of the individual office areas, with the number of cassette units installed to suit the floor layout and cooling load requirements. Refrigeration pipework is routed from the internal units, within the ceiling void / high level, to condensing units positioned at the rear of the units. Each cassette unit or group of cassette units is complete with a wall mounted controller.
Electrical:
The electrical installation made allowance for both production units incorporating office accommodation and the services for seven number office developments at this site. Covering the full range of services from the co-ordination with the utility provider for individual metered supplies to the provision of lighting, emergency lighting and general power requirements as determined by the end user.
Specialist installations included fully addressable fire alarm systems, Door access and security installation, door intercom units and a telecom and data network throughout each individual unit.
