Introduction:
No.5 Piccadilly Place is the next building to commence within a series of developments constructed by Carillion as part of this large city centre project. The building consist of 167 apartments within a 10 storey structure with the ground floor being retained for future retail outlets.
M&E works commenced in October 2007 and will continue through to handover in January 2009.
Mechanical:
Mechanical installations will include domestic cold water distribution from a storage tank located in car park Level -3 to all outlets within the apartments. Hot water is via an OSO Cylinder within each apartment. Ventilation to each apartment is via an extract fan within each cylinder cupboard ducted from external to the ceiling mounted grilles. The extract fan is complete with boost facility. A fully tested above ground drainage system will be installed to serve the apartments, cast iron pipework within car park and retail and UPVC from level 1 upwards.
A full automatic Smoke Ventilation system will serve the building. Automatic opening doors (4No) on each level are linked to roof mounted automatic opening vents. The system is wired back to a smoke control panel and interfaced with the fire alarm system.
Two dry risers installations complete with a landing valve at each level will serve the building.
Electrical:
The complete electrical installation has now commenced on this city centre development. The works are to include the complete lighting and power installation to both the apartments and landlords areas, including external lighting to the Piazza area, high spec lighting to the entrance/concierge area, complete fire alarm installation, CCTV / Security and video door entry system, lightning protection installation, secondary supplies for fire fighting lifts and sky+ / TV / FM installation.
Included within A&B Engineering's project design remit is the submission of extensive SAP calculations to demonstrate compliance with Part L 2002 and gain building regulations approval, this has now been completed successfully. The security systems throughout the project have been designed in accordance with the ‘Secure by Design' guide lines.
